The lease renewal guidelines, adopted annually by the NYC Rent Guidelines Board, are based on a number of factors, including the six annual reports prepared by RGB staff, as well as testimony submitted to the Board of Directors at public meetings, hearings and in writing. Contact the other party and ask if they intend to renew the lease under current or new conditions. This can be done by phone or email. Some house managers send a letter by mail asking the tenant if they wish to stay on the land for an extended period of time, with contact details if they wish. However, with the passage of the Housing Stability & Tenant Protection Act (HSTPA) of 2019, landlords are now required to notify tenants if they intend to increase rent by more than 5 percent. They must also inform tenants if they are not considering renewing a lease. If a tenant has a lease of less than one year, 30 days` notice is now mandatory. 60 days` notice is required for tenants who have lived in a dwelling for more than one year but less than two years, or who have a lease of at least one year but less than two years. Tenants who have lived in a unit for more than two years or who have a lease of at least two years must be given 90 days` notice. Although there are limited exceptions, tenants of stable housing have, under State law, the fundamental right to choose an extension of the lease for a period of one or two years. The lessor must inform the tenant in writing of the right to the extension no more than 150 days and not less than 90 days before the end of the lease. For more information on your right to the extension, see the HCR Fact Sheet #4: Lease Renewal in Rent Stabilized Apartments. If you are being harassed, read the UNHCR Fact Sheet #17: Harassment.

The endorsement is added to the current lease, with changes such as the renewal period and the new lease amount. Unless other changes are mentioned in the addendum, the remaining part of the rental agreement remains intact. No no. With the exception of dwellings regulated by rental, a tenant can only renew the lease with the agreement of the lessor. If your home is stable, you are entitled to a lease extension. The landlord must terminate the extension by mail or personal delivery no more than 150 days and not less than 90 days before the expiry of the existing lease. The tenants` lease renewal offer in New York must be included on a form of renewal [DHCR Form RTP-8]. For more information, please contact Homes and Community Renewal (HCR). Look for the original lease and look at it to see when it ends.

The most frequent change in case of renewal of the lease is the amount of rent paid per month. Depending on economic conditions, both parties may argue that they are reduced or increased. If your landlord hasn`t contacted you yet with your renewal lease agreement, you may want to talk to them. To be sure that your apartment is stable, contact HCR. If this is the case and you have not obtained your renewal lease agreement during the correct period, you can file a complaint with HCR using the HCR RA-90 form, the tenant`s complaint regarding the landlord`s inability to renew the lease and/or a copy of a signed lease not to use to provide a copy of a signed lease. Step 3 – The next step is the duration of the agreed lease extension. The amount of the rent must also be entered (depending on whether the rent changes or remains the same). The lease or “lease renewal” allows a lessor and tenant to extend a lease beyond its end date.

The other terms of the rental agreement remain the same, unless they are amended accordingly. Depending on the economic conditions, the landlord may increase the monthly rent….
